What is built, and what is not.
This product is being built in public and in order — the accounting core first, because everything else depends on it being right. Here is where each piece actually stands.

Sign-up, a workspace per landlord, and properties with units and acquisition basis.

Balanced journal entries enforced by the database, immutable history with reversing corrections, and a Schedule E chart of accounts.

Manual entry and validated CSV import that refuses to half-apply itself.

Filterable by property, portfolio, and period, with per-property figures that sum to the portfolio total.

Leases, tenants, and the rent roll
Leases against units, monthly rent charges, late fees by policy, a per-tenant ledger, and payments that post straight to the books. Deposits are recorded as money you hold, not as income.

Resident portal
Residents get a login scoped strictly to their own tenancy: balance, payment history, and maintenance requests. They can see nothing else about the portfolio.

Documents, depreciation, and the balance sheet
Receipt and document storage, MACRS depreciation schedules that post to the ledger, plus balance sheet, net worth, and schedule of real estate owned.

Plans, checkout, and the billing portal, with plan limits enforced server-side.

Applications and screening
A public application link per unit, a queue to review what comes in, and screening ordered through your own provider. We record the status and a reference and never the report itself — and we track the adverse-action notice the law owes an applicant turned down on the strength of one.

Electronic signatures
Send your own document out for signature. It is frozen and hashed before anyone signs, consent and intent are recorded separately, and the certificate of completion reproduces exactly what was signed with the audit trail behind it. We do not supply lease templates — that is jurisdiction-specific legal work.

Budgets and portfolios
A plan per account per month, compared against the books and prorated to the months elapsed rather than the whole year. Plus multiple portfolios, so one entity's books never mix with another's.

Online rent payments
Card and bank payments taken in the resident portal, with reminders. Gated on payment-processor approval rather than on engineering.

Bank connections
Automatic transaction feeds, rules that categorise as they arrive, and receipt scanning matched to the right entry.

Loans and market values
Mortgage balances and property valuations, so the balance sheet carries debt and net worth reflects equity rather than book value.
- Out of scope
Banking, cards, and interest-bearing accounts
Offering deposit accounts means a sponsor bank partnership and the compliance programme that comes with it — a different business, not a feature. We would rather do accounting well than do banking adequately.
Dates are deliberately absent. Several items depend on approvals from payment and screening providers, which run on their timelines rather than ours — publishing a date we do not control would be a guess dressed up as a commitment.
