Rental accounting deserves real accounting.

Most software for landlords treats bookkeeping as a list of transactions with some totals underneath. That is fine for a while. It stops being fine at the exact moment the numbers start to matter — a refinance, a sale, a return, a partner asking a pointed question.

The idea

Build the boring part properly, then make it pleasant.

Real Estate Income Tracker keeps a genuine double-entry ledger underneath a deliberately simple interface. You record money in or money out; the system maintains books that balance — and it enforces that rule in the database, so no future feature, import, or integration can quietly break it.

That choice costs more upfront than a flat transaction list. It pays for itself the first time you need a balance sheet, an equity figure, or a statement that has to survive someone else's scrutiny.

The rest follows from it. Because the ledger is trustworthy, the reports can be. Because reports are per-property by construction, you can see which building actually earns its keep. Because expense categories map to the tax form from day one, January is a grouping exercise rather than an investigation.

Correctness before features

A financial tool that is mostly right is worse than a spreadsheet, because it invites trust it has not earned. The ledger, the balance rule, and the reporting tests came before anything cosmetic — and the reports are checked against figures worked out by hand, not against whatever the code happened to produce.

Your data is yours

Export everything, at any time, in a format you can actually use. No lock-in through obscurity, no held-hostage exports on the free plan. If you outgrow this or simply dislike it, leaving should be uneventful.

Say what is built

Feature pages here mark what ships today and what is still being built. It is tempting to describe a roadmap in the present tense — we would rather you arrive with accurate expectations than be impressed and then disappointed.

Hold the least data that works

We do not store screening report contents, and we never see bank credentials — connections run through established providers built for it. Data you do not hold cannot be leaked, and every additional field is a liability as much as a feature.

Software, and only software

This is not a bank, a lender, a tax advisor, or a consumer reporting agency, and it does not pretend otherwise. Where something is genuinely regulated work, it belongs with a partner licensed to do it.
