Leases, tenants, the rent roll, the resident portal, rental applications, screening records, and electronic signatures all work today. Two honest caveats: you order the screening report with your own provider rather than through us, and we do not supply lease templates — drafting the terms of a tenancy is jurisdiction-specific legal work.

Leases that drive the rent roll

A lease ties a resident to a unit for a term, at a rent, with a deposit and a late fee policy. That single record produces the rent roll, raises the monthly charges, and gives each resident their own ledger showing exactly what was charged and what was paid.

Screening, done by people licensed to do it

Applicant screening is regulated. Consumer reports carry obligations under the Fair Credit Reporting Act around accuracy, permissible purpose, and what an applicant is owed when a report affects a decision.

  • Applicants complete screening in the provider's own flow
  • The provider remains the consumer reporting agency, as the law intends
  • We store the status and a reference — never the contents of a report
  • You receive the result directly from the provider, as the end user

Why we deliberately do not hold report data

It would be straightforward to pull screening results into this database and display them in a nicer table. It would also pull a set of legal duties onto this platform that belong with a consumer reporting agency — and would put sensitive data about applicants somewhere it does not need to be. Keeping the provider in that role is a design decision, not a shortcut.

Signatures that hold up

Send a lease, a renewal, or a notice for electronic signature. The document is frozen and fingerprinted before anyone signs, so it cannot change under them afterwards without the change being detectable.

  • Consent to sign electronically and intent to sign are recorded separately, because they are separate legal requirements
  • Each signature stores the fingerprint of the exact text it was made against
  • A certificate of completion reproduces the document as signed, with the full audit trail
  • Signing links are stored only as hashes, so a database leak cannot hand over a live one

Maintenance that reaches the ledger

Residents raise requests from their portal. You assign a vendor, track the work, and record the cost — which posts as an expense against that property, so a repair shows up in the numbers without a second round of data entry.
